City Trail View to develop new condos called The Percée near 20 Midtown

A local developer has plans to build a new condominium development near 20 Midtown.

The Percée, an almost $7 million development, will sit adjacent to the Rotary Trail at 2115 First Ave. S. and feature a three-story modern building with eight homes and two live-work options. The project is being developed by City Trail View LLC, which includes some of the developers of 20 Midtown.

With just over 12,000 square-feet of space, The Percée will feature four one-bedroom homes and four two-bedroom homes on the second and third levels, and two dual live-work spaces on the ground floor. Prices for the condominiums will range between $451,500 and $735,900.

The two-bedroom homes will range between 1,269 and 1,338 square feet and feature outdoor fireplaces with views of Rotary Trail. The one-bedroom homes will range between 821 and 959 square feet and have balcony views of Red Mountain.

“We’ve had a lot of redos downtown, and they’re wonderful, old historic buildings, but this is a chance for people to have something new,” said Dorothy Taylor at Ingram & Associates, which is coordinating marketing and sales for the condominiums.

This project also includes the renovation of a 4,000 square-foot building located next door to The Percée that will be redeveloped into commercial office space. Martin Smith, principal manager at SRS Real Estate Partners, is handling marketing, leasing and sales for the office building and the live-work spaces below the new condominiums.

The Percée will be located within a mile of many of the city’s popular attractions including Protective Life Stadium, the Lakeview District and Pepper Place, the Birmingham Civil Rights Institute and 20 Midtown

Margi Ingram, president of Ingram & Associates, said new development has a lot of things that people have come to covet when living downtown, like secure private parking, private storage, a video-call access system, electric car charging stations and a rooftop terrace.

There is no set date for when construction will begin on the property. More information about The Percée will be released in the coming year.

City Trail View LLC owns the property and will develop the project. Tammy Cohen, president of CCR Architecture & Interiors, is the architect of the project.
