Redevelopment coming to former Base Camp space in Five Points South

More development is coming to Five Points South as Birmingham’s Orchestra Partners plans to bring life back to the former Base Camp space. 

The space at 1024 20th Street South, the space between Noni’s and Cloud Nine Tattoos, will have one of the largest patios in Birmingham upon completion, Orchestra’s Principal John Boone said.

Orchestra has already begun exposing some of the interior brick. The building, most recently a bar and venue, will be gutted inside. Boone said the highest and best use of the building will likely be as a restaurant or bar. 

“Our goal in the interiors is to expose as many of the original elements as possible,” Boone said. 

Boone said he hopes for a single tenant for the 9,000-square-foot space, but it could be used for two tenants sharing the space. 

Orchestra is working with Richard Carnaggio of Cohen Carnaggio Reynolds. There’s no estimated construction budget yet.

The project is the latest in a slew of investment in Five Points South, including Orchestra’s previously announced social bowling development. The new development will likely have a lot of future customers from the imminent 17-story, $40 million high-rise aimed primarily at UAB students.

Boone lives in Five Points South and said Orchestra sees huge potential in Five Points South. Orchestra bought the property in 2016.

“It was one of the first markets we really started investing heavily in when we started the company,” Boone said. “I live in Five Points now and we’re very heavily invested in the area.”
