Multifamily renovation project breaks ground

Developers broke ground this week on a new building at The Retreat at Mountain Brook, a revitalized multifamily community at 4816 Sharpsburg Drive.

According to Heller Stone Properties, work on a new leasing center building is now underway at the property. It will be 2,200 square feet and will serve as the new gateway for the community. Arlington Construction will be the general contractor for the building, which was designed by Cohen Carnaggio Reynolds.

In a press release, the company said it plans for the leasing building to serve as the anchor for future development that would include space for retail, restaurants, and office space, all within walking distance of the community.

“This–in tandem with monument signage designed to complement Mountain Brook’s signature street signs, the fountains installed this summer, new street lighting, and community gardens–positions us to complete the next phase of revitalizing this property,” co-founder Ken Heller said in a press release. “The new leasing center will be a beacon—a unifying factor, setting the tone for the type of community we envision.”

As previously reported, California-based Heller Stone has been in the midst of massive exterior and interior renovations at the apartment community since it purchased it in 2013. It is located in Irondale city limits, with one edge of the property touching Mountain Brook.

“When we purchased what was known as The Enclave in 2013, we knew massive renovations lay ahead,” said Heller. “The bones of the property were excellent, and even though several styles of architecture were represented throughout the community, we’ve been able to address those through renovations.”

The property has now been repositioned as a 770,000-square-foot luxury apartment community. The renovations have added all new kitchen and bath cabinetry, plank flooring, ceiling fans, a conversion from wood to electric fireplaces, energy efficient hot water heaters, stainless steel appliances, washer/dryers and modern lighting, according to a press release.

Last year, Heller added three contiguous properties into the project that have become more unique amenities for the area. The Retreat at Mountain Brook now has 517 total units in 1, 2, or 3-bedroom floor plans at an average of 1,500 square feet.

Heller Stone said the new leasing center is scheduled to open in late fall of this year.
