A creative hub for retail, dining, and entertainment

This project transformed an underutilized industrial warehouse complex into a vibrant destination for music, creativity, local business, and community.

The development brings together retail, dining, entertainment, and outdoor gathering spaces while preserving the historic character of the existing masonry buildings.

Before this renovation, the Lakeview Marina site was an underutilized industrial warehouse complex characterized by historic masonry buildings, paved areas, minimal landscaping, and limited public activity.

Now, it is a vibrant mixed-use destination with retail, entertainment, dining, outdoor gathering spaces, landscaping, and improved pedestrian connections.

Seasick Records


As the anchor tenant, Seasick Records combines modern industrial design with the character of the original warehouse.

The space features new windows, exposed steel trusses, high ceilings, polished concrete floors, natural wood fixtures, contemporary lighting, and a bright graphic wall mural.

The design creates an energetic retail environment while preserving the building’s industrial character.

Garage doors open to the corridor and encourage movement between spaces.

The central corridor serves as the primary pedestrian connection between Seasick Records, Birmingham Classic Cuts, and High Dive’s outdoor music park, creating an active and inviting circulation spine within the mixed-use development.

The space combines polished concrete floors, exposed industrial elements, and warm wood finishes with a bright, full-length geometric mural by Maya Hayuk that serves as a striking focal point and reinforces the development’s creative identity.

Birmingham Classic Cuts


Along the corridor, tenant spaces contribute to the active, mixed-use character of the development.

These include Birmingham Classic Cuts, a locally owned barber shop, as well as an adjacent tenant space for Birmingham Mountain Radio that is currently under construction.

Together, these storefronts activate the pedestrian corridor and strengthen the connection between the development’s retail, entertainment, and public gathering spaces.

Large glass doors, a covered entry, and painted pavement graphics create a seamless transition from the corridor to the crosswalk that leads to the outdoor music park.

High Dive Outdoor Music Park


The High Dive HiFi Lounge and its adjacent outdoor music park offer a one-of-a-kind destination for live music, social gatherings, and community events.

The outdoor music park provides a laid-back concert experience featuring a covered performance stage, shaded lawn seating for up to 500 guests, fire pits, Airstream bars, and a rotating lineup of local food trucks.

Suspended above its dedicated street entrance, the Lakeview Marina mermaid sign is a handcrafted metalwork installation created by local artists at Sloss Metal Arts. The striking piece celebrates the area’s spirit of creativity and community while honoring Birmingham’s rich tradition of metal craftsmanship.

For the HiFi Lounge, our design approach centered on creating a room that feels both elevated and familiar.

Every detail was carefully considered, from acoustic elements and rich wood tones to tactile finishes, layered lighting, and intimate seating arrangements that encourage guests to stay and enjoy the music, food, and drinks.

The design balances the technical precision required for a world-class HiFi listening experience with the comfort and character of a classic lounge.

Lakeview Marina demonstrates how thoughtful design can transform a commercial development into a meaningful civic asset—fostering connection, supporting local enterprise, and contributing to the continued evolution of Birmingham’s cultural landscape.
